Water damage in a property can cause major problems for tenants. Water damage can ruin the belongings of tenants and can be very costly to repair or replace. In addition, excessive water damage can result in the property being inhabitable and can force the tenant to find alternative accommodation which can be inconvenient, stressful and financially problematic.
It is the landlord’s responsibility to ensure that the property is fit for purpose and all pipes and plumbing are working and not damaged. Landlords are also responsible when the source of water damage comes from a neighbouring property.
There are several causes for water damage, including;
Water damage can affect the tenant’s belongings as well as any furnishings or fixtures provided by the landlord. These usually will have to be replaced and rooms may need to be redecorated, this can be very costly as well as tiresome for all involved.
Other problems that could arise include the tenant having to relocate if major repairs need to take place, certain appliances (showers, sinks, hot water) being out of order for an unspecified amount of time and even the tenants suffering health problems should they have to live in a property with excessive water damage.
